Project Overview
Harleyford Capital, in partnership with Fiera Real Estate, has acquired and secured planning for a landmark 180,000 sq ft urban logistics redevelopment in Watford, a strategic logistics hub in North West London. Situated on a c.7-acre site at Wolsey Business Park, the scheme is set to be of the largest and most sustainable mid-box industrial developments in the region.

Watford sits at the junction of the M1 and M25, making it a key distribution point for occupiers serving Greater London and the South East. The site benefits from excellent access, a highly skilled workforce, and deep occupational demand from a wide range of sectors.

The project, set to commence in Q4 2025, will deliver 13 highly functional warehouse units with strong emphasis on modern logistics requirements. Built to EPC ‘A+’ and BREEAM ‘Outstanding’ standards, the scheme represents best-in-class specification in a severely supply-constrained market. The project is set to be one of the first WiredScore Certified urban logistics developments in the UK.
